Roger met with the Architect to discuss the design and materials of the exterior building envelope, and to review the layout of the Kitchen. Several items were discussed:

 

1.  The arched soffits at the Kitchen will be deleted. The wall cabinets at the east wall will be open above to the ceiling.

 

2.  The double-swing door and wall between the Dining Room 106 and the Kitchen will be deleted. This will allow the base cabinet and upper shelving to be approximately 15” wider.

 

3.  The bar sink at the countertop on the north side of the Kitchen will be relocated to the east end of the counter (near Grid 3).

 

4.  The island base cabinet will be deleted. One of the two ovens will be located at the east side of the Kitchen in the base cabinet, near the north corner. The other oven will be integrated with the gas range at the south side of the room. The owner will furnish a table or cart for additional work surface in lieu of the island.

 

5.  Due to the deletion for the laundry chute, the chase at the west end of the south countertop can be eliminated. However, a shallow chase may still be necessary for plumbing to serve the Second Floor. The Contractor will coordinate with the plumbing subcontractor to determine the minimum depth of the chase.

 

6.  The Architect will send an email to the Owner listing the appliances and plumbing fixtures that need to be selected for the Kitchen. The Owner will provide manufacturer’s and model numbers for the items to be installed. The Architect will prepare a revised Kitchen floor plan with accurate dimensions for casework, appliances and other important clearances.

 

7.  The horizontal band will be constructed with vertical 1x4 T&G (or shiplap) cedar siding on kraft paper on ½” plywood sheathing on the vertical ‘rain screen’ furring strips. The Architect will prepare preliminary details for review and comment by the Contractor prior to completion of the exterior envelope detailing.

 

8.  The exterior surfaces at the new bay extensions will be sheathed and sided with the same assembly and vertical T&G siding used at the horizontal bands.

 

9.  The design and detailing of the decks at the north side of the house will wait until the detailing of the main house is finished.

 

10.  The Architect introduced the subject of exterior color palette to the Owner. The Architect will coordinate with the Contractor to collect samples of the roofing, gutters and downspouts, and other manufactured items to assist the Owner with the final selection of exterior colors.
