Re: Design Coordination Meeting (15 February 2006)
Roger met with the Architect to discuss the resolution of multiple issues with the design of the exterior building elevations. Several items were discussed relating to fenestration, configuration of canopies, and the new exterior decks.
1. The south elevation will include a new window at the Family Room, plus a new window above the pair of doors opening to the Entry Court.
2. The windows at the Second Floor east elevation at the Library will be reconfigured. There will be a row of (5) windows, including the window at the Library Lavatory.
3. Revisions to the window openings at the elevations will be coordinated with the Structural Engineer. The design of shear walls may be impacted by the changes in opening sizes and locations.
4. Due to the proposed replacement to the slab at the Entry Court in order to provide a level interior floor surface, the concrete slab edge at the south elevation will be approximately 6 inches higher than existing slab edge. It is recommended that the existing entry door and frame assembly be removed and reinstalled as required to compensate for the additional slab thickness.
5. The Owner directed the Architect to show one sliding patio door at the Basement opening into the Bedroom at the north-west corner. The Owner also directed the Architect to show only one sliding patio door a the Main Floor opening into the Dining Room. There will be no sliding patio door at the Main Floor opening into the Living Room.
6. The proposed design of the new decks at the north elevation was presented. The upper deck will be approximately 10’x13’. The deck at the Main Floor will be approximately 10’x14’. The Structural Engineer will be directed to proceed with structural design for the two new decks.
7. The existing sloped canopies at the north and south elevations will be removed. New canopies will be designed incorporating a parapet that extends the horizontal band near the Second Floor line. The Architect will prepare additional design drawings to illustrate the proposed section at the new canopies. If possible, the support beams at the existing canopies will be relocated and reused to support the new canopies.
8. The Owner requested that a preliminary design for the patio area on the south side of the dwelling be prepared as a means of examining the possible configuration of paving, plantings, retaining wall and fence.
9. The Architect will revise the exterior elevations to indicate the agreed window locations and operations. The windows will be a mixture of fixed, casement and sliding windows. All round windows have been deleted from the project. A copy of the revised final exterior elevation drawing will be furnished to the Contractor and the Owner at the next project meeting.
