I. SCHEDULE:
1. See the updated Contractor’s Schedule published 05/06/06.
II. PROGRESS:
1. The Westview window wall is installed, including the sliding door assembly. Installation of the Weather Shield windows is in progress.
2. The large skylight over the Entry Court has been installed and flashed. The torch-down roof system at the low slope portion of the roof is being installed. Grace Ice & Water Shield has been installed over most of the exposed plywood at the remainder of the 5:12 pitch roof.
3. Exhaust fan bodies have been installed at the new Bathrooms. The Owners decided not to have an exhaust fan installed at the Laundry Room.
III. MEETING SCHEDULE: Weekly project meetings: 12:15 PM Tuesday (unless noted otherwise).
1. Next meeting: 12:15 PM Tuesday 20 June 2006, at the project site.
IV. MEETING NOTES:
1. Soffit heights at the Kitchen will align with the beam over the bay at the west side. Soffits will be framed over the peninsula cabinets and at the east wall between the pantries.
2. The depth of the recess at the pantries will be adjusted so that the built-in refrigerator will fit in and align with the face of the side walls and soffit above.
3. The Contractor stated that the exterior siding installation will be delayed until the remaining shear wall inspection issues are resolved. Siding installation is currently scheduled to begin Monday 12 June. The Architect will contact the Structural Engineer to inquire into the schedule for responding to the remaining Building Inspector’s shear wall checklist items.
4. The Owners instructed the Contractor to provide a half wall rail at the Second Floor balcony edge on the north side of the floor opening under the skylight. The balcony edge at the opposite side of the floor opening will have an open railing compliant with the applicable residential code.
5. The Owners elected to locate the lavatories at the Master Bathroom as indicated on the supplemental drawing SD-19 (dated 24 May 2006).
6. The fixed door panel at the sliding door assembly at the Family Room will be located at the Entry Court side of the wall.
7. The Contractor and Owners will conduct the walk-thru with the electrical subcontractor on Monday morning, 12 June.
V. ACTION ITEMS:
1. The handrail design at the upper & lower decks needs to be completed. The architectural details and structural calculations will be provided to the Contractor for delivery to the City for review and approval.
2. The Architect will prepare revised interior elevations for the Kitchen for review by the owners and final design of the new cabinetry.
06-06-06 The architect will arrange to meet with the Owners to review the revised Kitchen elevations.
3. The canopy at the South Elevation will have hips at the east and west corners. The portion of the canopy roof over the entry doors will be raised up and will also be hipped. The Architect will provide a revised sketch of the south Elevation for the Owner to review and approve.
06-01-06 The Architect delivered a revised elevation sketch to the Owners illustrating the revised canopy roof. Upon approval of the revised design the Architect will prepare additional details for construction.
06-06-06 The Architect will deliver the revised canopy roof details to the Contractor on Wednesday 7 June.
4. The Architect will consult with the Structural Engineer to strategize alternatives to framing the Main Floor Balcony so that the beams do not obstruct views from the Basement below.
05-31-06 The Architect met with the Structural Engineer to discuss options for framing the two decks. The Owner elected to revise the deck posts from 8x8 wood posts to be rectangular section steel posts. Upon receipt of the revised structural design and calculations, the Architect will draft the necessary drawing revisions and reissue the Main Floor and Second Floor Framing Plans.
5. There are concerns about the capacity of the half-round gutters to handle the volume and velocity of storm water runoff from the large low sloped area at the center of the roof along the south roof edge. The Architect will review the condition and consider the option of substituting larger custom formed rectangular gutters for the half-round gutters indicated in the roof details.
06-06-06 The Contractor explained that due to the schedule for the installation of the metal roofing, a decision regarding the gutters is urgent so that roof eave flashing can be fabricated and installed properly. The Architect will resolve the gutter size and profile issue as soon as possible.
6. Locate the new condensing unit for Second Floor HVAC unit. The tentative location is at the adjacent grade on the north side of the house in the vicinity of the existing condensing unit.
02-21-06 It is an option to relocate the existing condensing unit to a new concrete pad at the east side of the structure. This will allow finish grading to be adjusted along the north wall for easier access into the Crawlspace. The final location of the condensing units is yet to be determined.
7. The Contractor inquired about the specification for the Car Deck structural steel to be galvanized. The Architect will revisit the requirement.
8. The Contractor recommends that the exterior guardrails at the decks and Car Deck be powder-coated. The Architect will investigate the feasibility as the design of the railings proceeds.
