I.  SCHEDULE:

 

1.  See the updated Contractor’s Schedule published 05/01/06.

 

II.  PROGRESS:

 

1.  T&G wood deck and support beams at the Second Floor ceilings are in place. The framing crew is constructing the roof over-framing at the center of the house.

 

2.  Rigid insulation is being installed at the roof areas over the vaulted timber frames.

 

3.  HVAC ductwork and rough-in plumbing work is continuing.

 

III.  MEETING SCHEDULE: Weekly project meetings: 12:15 PM Tuesday (unless noted otherwise).

 

1.  Next meeting: 12:15 PM Tuesday 30 May 2006, at the project site.

 

IV.  MEETING NOTES:

 

1.  The fireplace at the Living room will be installed 8” above the floor line.

 

2.  The Architect will prepare a revised floor plan for the Master Bath at the Second Floor. The revised Kitchen floor plan (SD-14a) will also be revised. The Architect will also prepare preliminary revised Kitchen elevations as soon as possible.

 

3.  The Contractor led a walk-through of the Second Floor with the Owners, Architect and electrical subcontractor to discuss proposed solutions to several urgent lighting issues and to establish the locations of smoke detectors. Certain fixture locations need to be determined so the electrician can install rough-in work prior to completion of the roof framing. (The Contractor will schedule another meeting with the Owner and Architect to discuss in detail the locations of receptacles, lighting controls and lighting fixtures.) The initial decisions made for the Second Floor include:

a.  Master Bedroom 208:

(1)  The smoke detector will be centered in the south side of the vaulted ceiling.

(2)  Light sconces will be mounted at the south wall flanking the king size bed.

(3)  Three mini-can downlights will be located at the soffit at the west bay. The cans will be aligned with the window centerlines.

(4)  A single uplight fixture will be mounted at the east wall to illuminate the vaulted ceiling.

b.  Master Bath 210:

(1)  Wall mount light fixtures will be mounted above the vanity cabinet and lavatories a the west wall above the mirror.

(2)  Two surface mount light fixtures will be located at the shower stall ceiling flanking the shower ‘rain’ head.

(3)  Two surface mount light fixtures will be mounted a the east bay soffit above the tub. The fixtures will be centered on the posts between the windows.

c.  Bedroom 203:

(1)  The smoke detector will be centered in the east side of the vaulted ceiling.

d.  Library 201:

(1)  The smoke detector will be centered in the west side of the vaulted ceiling.

 

4.  The Architect forwarded via email a letter (dated 18 May 2006) from the Structural Engineer allowing deletion of the Simpson CS straps shown on details R3 & R3A/S-2.

 

5.  The Owners expressed concern regarding the design of the canopy and horizontal feature band at the South Elevation. The Architect expressed his point of view to support the design as detailed and already framed. (The Owner sent an email to the Architect on Wednesday 24 May requesting that the canopy at the South Elevation be revised. The Architect will present a proposal for the revised elevations to the Owner for review and approval. The Architect will prepare revised details for the canopy assembly upon approval of the revised design by the Owners.)

 

V.  ACTION ITEMS:

 

1.  The handrail design at the upper & lower decks needs to be completed. The architectural details and structural calculations will be provided to the Contractor for delivery to the City for review and approval.

 

2.  The attic access panels indicated at the new Second Floor ceiling need to be revisited. Access panels should not be located in closets where shelving and stored items will block easy access.

03-28-06  The access to the east wing attic space will be determined in the field after the roof trusses have been installed. (The final locations of access openings will be established to fit between the actual locations of truss bottom chords at the Second Floor ceilings.)

05-16-06  Attic access opening locations have been tentatively located. One access opening will be at the ceiling of the Master Bedroom Closet. Another access opening will be located in the ceiling of the Child’s Multi-Purpose Room. It is not certain yet whether another opening will be necessary for the attic space at the east wing of the roof. The decision to add another panel will be made after the remainder of the roof structure is in place. Attic access openings will be not less than 22”x30” clear (per Section R807, 2005 ORSC).

 

3.  The final configuration of the Kitchen needs to be determined. The locations of the ovens needs to be resolved, and size of the island cabinet finalized.

04-18-06  The Contractor requested additional dimension information (height & radius) for the layout of the arched soffits at the Kitchen. (The owner expressed a willingness to delete the arches from the project.)

04-25-06  The Architect will prepare updated floor plans for the Kitchen and Laundry Room for coordination of appliances, miscellaneous equipment and casework locations & sizes. The Architect field measured the as-built conditions of the walls for reference while preparing the updated plans.

05-09-06  The Architect and Contractor discussed various floor plan options with the Owner. The Architect will bring a revised Kitchen partial floor plan to the next project for review by the Owners.

05-16-06  The Architect delivered revised floor plans to the Owner. The floor plans represent (2) options for the revised Kitchen layout. The Owner will review the drawings and return with comments & suggestions at the next weekly meeting.

05-23-06  The Owners selected a revised floor plan for the Kitchen (SD-14a Kitchen Option ‘A’) with minor revisions. The range will be a 36” wide freestanding unit. A pot filler will be installed at the wall behind the range. The bar sink will be relocated to the east end of the peninsula countertop. The second oven located at the south peninsula will be 30” wide.

 

4.  Locate the new condensing unit for Second Floor HVAC unit. The tentative location is at the adjacent grade on the north side of the house in the vicinity of the existing condensing unit.

02-21-06  It is an option to relocate the existing condensing unit to a new concrete pad at the east side of the structure. This will allow finish grading to be adjusted along the north wall for easier access into the Crawlspace. The final location of the condensing units is yet to be determined.

 

5.  The Contractor inquired about the specification for the Car Deck structural steel to be galvanized. The Architect will revisit the requirement.

 

6.  The Contractor recommends that the exterior guardrails at the decks and Car Deck be powder-coated. The Architect will investigate the feasibility as the design of the railings proceeds.
