We are proposing to construct a new 14’x 20’ car deck to the east of the existing house. The deck will project into the required front yard setback so we request adjustment to those standards.

 

A.  The new car deck is very simple in design, and even though it is in the front yard setback, it is low and unobtrusive and set down the slope from the existing house. It fits into the existing streetscape.

 

B.  The existing residence was constructed according to the setback provisions allowable at the time the house was built (1966). The front of setback was determined using setback averaging and a setback reduction for steeply sloping lots.(33.110.220.D-1&4) The car deck is within the existing

 sideyard setback requirement. The front yard adjustment meets the sidewalk reuirement and also

allows for driver visibility.

 

C.  There is only the front yard adjustment being requested and the deck design and placement complies with all of the code requirements.

 

D.  Views are preserved, the design does not detract from any houses on the street. There is no historic designation in the neighborhood. The design fits in with the remodel of the existing residence.

 

E.  Due to the steep topography of the area, all of the other houses along SW Heather Lane have reduced front setbacks and are located close to the right-of-way. The proposed car deck will match the general setback of the existing houses. All other criterion were met, the project

will fit the topography of the area, without any significant detrimental impacts to the livability or appearance of the area.

 

F.  The adjustment is not in an environmental zone.

 

Because of the previous exemptions and standards, we feel that this car deck adjustment fits in with the streetscape and that the deck design complies with all of the code requirements.
