Engineering Requirements.

 

Site Development has reviewed the Geotechnical Evaluation Report dated April 4, 2008 prepared by Professional Service Industries, Inc. and supplementary plans and information prepared by William Hawkins III, Architect. The preliminary information provided indicates that a permanent vertical cut greater than 40 feet high will be constructed as part of the development. The cut will be a few feet away from the adjacent structure to the east. Although the conceptual shoring proposal is sufficient for the purposes of this Adjustment review, additional information will be required at the time of building permit review.

 

1.  Detailed slope stability analysis and cut slope engineering will be required at the time of building plan review. Details and engineering are not required at this time.

2.  In order to facilitate rock slope engineering, a subsurface investigation through the strata to be exposed will be required at time of engineering review. The geotechnical engineering report provided did not include information necessary for cut slope engineering, such as rock quality designation, fraction orientation and frequency, variability of rock quality with depth, etc.

3.  We anticipate that the slope engineering will include permanent tieback components such as soil nails, anchors, and rock bolts. Permanent easements will be required from the properties to the east and south.

Stormwater treatment and disposal.

 

Clayey silt soils noted in the geotechnical report will not support on-site infiltration of stormwater at this location. Flow-through planters with overflow to the public sewer system will be required, with BES approval. The applicant should clarify the reference to “non-accessible” landscape/flow-through planter on Sheet A2.3. BES should confirm whether the public sewer easement over the north-west corner of the site has been correctly identified on the plans.
