Peter Goldberg highlighted issues present at the site, which he is familiar with having worked on the adjacent development south on SW 18th.

-  Previous construction issues at the other development included:

o  Incomplete adherence to structural drawings

o  Prefabricated steel fire rated stairs were not used, though specified

o  Separated the retaining wall from the building with a 3’ gap was difficult

o  The is water draining through the rock from higher grade and therefore leaking issues have to monitored closely.

▪  With present setbacks, leaking issues resulting from a flat roof above occupied space are greatly minimized.

 

St. Andrews Condominiums -

Basic Structural Concerns:

-  steel moment frames at the garage level

-  both front and rear foundations must bear on the same grade/rock to prevent differential settlement

-  probably steel framed with post tensioned concrete on metal decking – around 8” thick

-  concrete shear walls on stairs and elevator may need to be thickened to 12”-14” handle the concrete’s load

-  stairwells and the elevator shafts will most likely handle the lateral loads

Peter Goldberg advised seeking an experienced large project general contractor on the project.

 A few names said were: Walsh, J.E. Dunn, or possibly the contractor on the Benson Tower

In working with Carlton/Hart to complete construction documents, their consultants may play a role.

Peter Goldberg will complete preliminary beam sizing, wall thicknesses, and post tensioning set up for the garage column placement.

There is no formal agreement between William Hawkins Architect and John Reilly on the project at this point
