Context:

The adjacent properties on 18th have a non-remittal agreement with the city concerning local improvements.

 

Plans - show existing building lines

Elevations – show existing buildings and freeway beyond for parapet height comparison (scale)

ODOT – has records of highway and contour lines up to sometimes 200ft away from the highway

 

Code issues:

The building could be set on a one story base that is at a 0 ft. setback while the remainder of the tower would extend upward to its full height

The feasibility of the code adjustments for the desired height are dependant on the adjacent heights.

 

Could argue that the proposed plan equally or better meets the intent of the code.

Code intent can be found under the purpose section of the code.

ie: the reason parking is to be behind the front face of the building is to deter snout houses

The complex completes the corner and provides a better entrance into the community.

How is pedestrian access treated?

 

 

John Reilly is to look into purchasing/or come to an agreement concerning the wedged shaped portion of property adjacent and may have to provide a utility easement.

With the additional frontage, the setback is more favorable to moving the building mass away from the hill.
