5. ISSUES TO RESOLVE:
A. ADJUSTMENTS: Front Setback, Side Setback, Height variance,
B. BASEMENT: Need to resolve locations of Elevator Equipment Room, Garbage
& Recycling, Condo. Storage areas, Elec. meters, etc. If there is no Basement
it will be necessary to locate storage at the Garage Level or in the individual
apartments.
C.TRANSPORTATION, CITY STREETS
The sidewalk level is about 6 risers below Garage Level, requiring steps on the
public right of way. Other solutions will be studied, such as lowering the Lobby to
to sidewalk level. But these may offer insolutable ADA connections to parking in the
garage, and it may need to be appealed.
D. Berm at S.E. corner of property cannot be removed without a retaining wall.
Retaining walls on the public right of way are not allowed. Therefore, the
the site plan shows retaining the berm. However, it is planned that the Stair Tower
at the back of the building will exit to the Garage terrace level and down the berm.
this will need approval.
E. MEETING ROOM AT FIRST FLOOR: Will require ADA lav, for both Men and Women.
F. ROOF AND TERRACE RAIN WATER: There must be on site retention for this water,
and it cannot enter a bio-swail on the street right of way.
G. STRUCTURAL COLUMNS AT GARAGE LEVEL: The number of columns determines
the depth of the beams which support the building above the garage. More columns
suggest smaller columns, and few columns require larger ones. Cost may be the
determining factor.
7. GOOSE HOLLOW PLANNING COMMITTEE: A letter outlining the meeting we had with them
has been requirested from Jerry Powell, Chair of Committee.
