16:08:11   From Norma Trujillo to Captioner, Tammi Sefranek(Direct Message) : Just capture what you can, sorry!

16:31:54   From Nate McCoy : How do we create housing and workforce preference policy? Habitat is the closest to a model like this, but we can go further by taking elements of Section 3 and including it in more projects.

16:32:26   From Taylor Smiley Wolfe : Thank you PHB team - I really appreciated this format

16:32:45   From Nate McCoy : This was a good conversation...

16:33:24   From Sarah Stevenson she/her : Yes - thank you to the panelists and to PHB staff!

16:39:36   From Sarah Stevenson she/her : Could the City put together a New Market fund and pair it with bank funds driven by CRA obligations to create a large fund dedicated to closing this homeownership gap?

16:40:48   From Diane Linn : going to jump on video - I'll be listening until about 5 pm. Good discussion!! Thanks1

16:40:55   From Stef Kondor : Are you saying like NMTC? I don't think that will work for this, it has to be commercial predominately.

16:41:25   From Sarah Stevenson she/her : Got it - I thought Steve mentioned NMTCs as a capital source.

16:41:25   From Shannon Callahan : I have to leave - thank you everyone

16:46:07   From Stef Kondor : I have to jump. Thanks all

16:46:32   From Steve Messinetti : Stef is correct that for a NMTC deal to be successful it needs to be large. We have done 5 deals, but were only able to make them work by combining with other Habitat's from around the country to get to a size of about $25M. But you can do a for sale all residential NMTC deal.

16:46:34   From Gwen Thompson : Excellent conversation! Thank you!

16:46:37   From Taylor Smiley Wolfe : Great job Dana - excellent facilitation!

16:46:46   From Marilyn Hurtley : Thank you panel and all. Great cooperative conversation.

16:46:56   From Felicia Tripp : Thank you panelist

16:46:57   From Gabriel Mathews : Thanks everyone, nice to meet you all and hear your thoughts!
